It is our goal to make all necessary repairs to your home in order to make your stay comfortable. Please note that Colorado law, and your lease agreement, define the legal requirements and expectations on who is responsible for repairs in rental properties in Colorado.
1. All non emergency repair requests may be made through your resident portal, which you may access HERE.
2. If you are unable to make your repair request online or have an after hour emergency, you may call our maintenance phone line at 303-255-1990 (extension 16)
3. Tenant can mail or personally deliver written notice of an uninhabitable condition to the following address: 2200 E. 104th Ave. Suite #105 Thornton, CO 80233, by email at the following email address: Info@RentGrace.com, or through our online tenant portal or platform with a web address of: www.RentGrace.com.

What is considered an emergency?
An emergency request to the above number should only be made if your health or safety is threatened, or damage to the property is being caused.
- Colorado Legal Disclosure Requirements per SB24-1094: If a maintenance request involves a warranty of habitability issue related to a condition as described in Colorado Revised Statute 38-12-505 or which materially interferes with the resident's life, health, or safety, our team will respond with intentions for commencement and timeline of repairs within 24 hours.
- Additionally, for any maintenance request for warranty of habitability items which involves a condition that materially interferes with the resident's life, health, or safety, a hotel room or comparable dwelling unit may be provided at no cost to the resident and upon request for the duration of repairs not to exceed 60 days. Rent remains due per the terms of your rental agreement regardless of any temporary relocation during repairs. If this maintenance request involves a warranty of habitability issue as defined in Colorado Revised Statute 38-12-505, which does not materially interfere with the residents' life, health or safety, we will commence remedial action within 72 hours and anticipate completion in no later than 14 days.
- If the maintenance request involves a condition that materially interferes with the resident's life, health, or safety, we will commence remedial action within 24 hours and anticipate completion within 7 days. For all maintenance requests related to warranty of habitability items, unforeseen conditions/circumstances related to the availability of materials, contractor schedules, and our ability to access the affected area may impact completion times. Our team will follow up with you regarding time frames for repairs and notice of entry, as needed.

Important
Per the terms of your residential lease agreement you are responsible, at your own expense, for certain repair items. If you submit a repair request for one of the below listed items you may be back billed for the cost of the repair.
