Collecting Rent For Your Investment

We believe that if you do not get paid - then we should not get paid either. We work to ensure you get paid on time, every time.

Our goal is to make sure you are paid in full - and on time! Therefore, we prepare and handle the lease documents, lease signing, and rent collection each month. Our residents are offered a variety of ways to pay rent -from online to in-person. We offer these conveniences to help ensure that you get your money as quickly as possible each month.

  • The vast majority of our residents pay their monthly rent through our easy-to-access Tenant Portal.
  • We expect that tenants pay by the first day of each month (bank holidays and weekends may sometimes delay rent collection).
  • Our full time Director of Accounting tracks our tenant payments on a daily basis to ensure we are prompt to respond to non-payments or NSF payments should they occur.
  • 99.5% of our tenants pay their rent each month. But should a tenant not pay the rent due, we have fair but tight rent collection policies in place that comply with state law requirements.
  • We close out our accounting month by the 10th day of each month and then issue your funds by ACH directly to your bank account of choice.

Our Rent Collections Policy

  • Rent is due on the 1st day of each month.
  • We offer our tenants a grace-period until the 3rd day of the month.
  • If rent is not received by the 3rd day of the month we initiate our internal collection process.
  • We have the state-required legal 10-day demand notice prepared on your behalf.
  • This 10-day demand notice must be physically served to the tenant at the property - which we do on your behalf.
  • We continue to follow up with the tenant during this 10-day waiting period.
  • If we have not received the funds due at the end of this 10-day period we will initiate the legal eviction process with our eviction attorney. We handle the entire eviction process on your behalf.
  • Although it is very rare, if necessary we will take the legal process all the way to the end by performing a physical eviction at the property with the local county sheriff.

What happens when a good tenant can’t pay rent? Sometimes even the best tenants run into financial problems. When this happens we put this tenant in contact with local aid agencies. We even have an in-house rental assistance program called Grace Gives we created to help responsible tenants pay their rent during unexpected financial emergencies. In 2019 we contributed over $8,000 to help our own tenants in rental assistance.
